MEET CONNIE JO ESBENSON
I've built Concept Appraisals on listening first and delivering with care. Every property has a story, and every client has a reason. My role is to bring clarity, perspective, and professional insight so you can move forward with confidence.

MORE THAN TWO DECADES OF EXPERIENCE
Over the years, I have worked with homeowners, attorneys, mediators, executors, trustees, accountants, financial professionals, and families navigating meaningful property decisions. My assignments have included traditional homes, condominiums, manufactured homes, land, acreage, unusual improvements, and properties that require especially careful comparable analysis.
That experience matters because two assignments involving similar houses may still require very different research. An estate may need a historical value. A divorce may require a carefully defined effective date. A private transaction may need a neutral reference point before negotiations begin. I start by understanding the question so the appraisal is developed for the right purpose.
Your intended use, timing, value date, and concerns shape the assignment.
The conclusion follows the property and credible market evidence—not a desired outcome.
The report identifies the reasoning, assumptions, limitations, and evidence in understandable language.
Whether you need an appraisal for an estate, divorce, date of death, bankruptcy, pre-listing decision, or everyday property question, I'm here to help with thoughtful guidance and clear answers.
