Every appraisal assignment is shaped around the property, the decision, and the people who need to rely on the work. I keep the process direct and clearly defined from the beginning.
From conversation to conclusion
You communicate directly with me about the property, the decision that needs support, who will rely on the work, and any timing considerations. I listen first so the appraisal begins with the right question rather than a generic template.
I define the intended use, intended users, effective date, property interest, access needs, and information required for the assignment. The assistant supports scheduling, coordination, and records so the work can move forward with clear expectations.
When an on-site appraisal viewing is part of the scope, one of the two certified residential appraisers on my Colorado team conducts the property observation and documents accessible areas. Some retrospective or limited-access assignments instead rely on identified records and other sources, with material limitations explained in the report.
I complete the property and Colorado market research, analysis, reconciliation, and value conclusion for the defined effective date. Comparable selection, meaningful differences, current competition, and property-specific influences are considered as a connected whole.
I complete the reporting and explain the property, evidence, assumptions, limitations, reconciliation, and value conclusion in plain language. Clients continue to communicate directly with me for reasonable follow-up questions about the completed work.
Timing depends on property complexity, access, effective date, record availability, and the research required. Any genuine deadline should be shared during the first conversation.
