Concept Appraisals

Home measurement services

Sometimes the decision calls for dependable measurement rather than a full appraisal. Connie can discuss a measurement-focused assignment that documents applicable residential areas and clarifies what the service does—and does not—conclude.

  • Field access and any areas that cannot be safely observed or measured

What you receive

  • A clearly identified measurement deliverable
  • Documentation of the areas included and excluded
  • Relevant sketches or calculations as agreed in scope
  • A statement that measurement alone is not an appraisal or value opinion

How the assignment unfolds

A confidential conversation clarifies the property, decision, intended use, intended users, effective date, access, and timing.

Connie confirms the assignment scope and the property information that will be useful before work begins.

When an on-site appraisal viewing is part of the scope, one of the certified residential appraisers on Connie's Colorado team conducts it while Connie completes the valuation analysis and conclusion.

The property and relevant Colorado market evidence are researched and analyzed for the defined assignment.

You receive the agreed deliverable with a plain-English explanation and an opportunity to ask questions.

Useful questions

Is measurement the same as an appraisal?
No. Measurement addresses physical size under the agreed scope. It does not provide an opinion of value unless a separate appraisal is engaged.
Will county and measured size always match?
Not necessarily. Public records may use different sources, conventions, or update dates. Material differences can be explained in the deliverable.
Can every area be counted as living area?
No. Garages, porches, unfinished areas, and some below-grade or limited-height areas may be reported separately under the applicable convention.
